Start with experience that’s specific to your market. South Florida moves differently neighborhood to neighborhood, and someone who knows Fort Lauderdale inside and out isn’t automatically the right fit for a Boca Raton condo search, or a commercial lease in Miami-Dade. Ask how long they’ve worked in the area and what they specialize in.
Look for someone who listens before they pitch. A good realtor asks about your goals, your timeline, and your budget before showing you a single property — and brings real market data to back up their advice, not just enthusiasm.
Credentials help too. Look for a Broker Associate designation, or certifications like GRI, ABR, or CDPE, which signal ongoing training beyond the minimum license. Finally, ask about what happens after closing. The best relationships don’t end at the signing table — they turn into someone you call again for the next deal, or refer to friends and family.
